Before You Buy:

Many people who are buying a new home might think this:  The new home sales office is right there.  A sales guy is inside.  It is so easy to go in, talk to him and buy a new house.  Why should I have a Realtor?

There are many reasons why using a Realtor to buy a new home makes sense.  Let me give you 5 reasons why you should use a Realtor to buy a new home.

First, the Realtor will represent YOU in this transaction.  The Realtor can make sure that you are getting the best deal possible.  And can help you understand the tradeoffs that a builder is offering you and compare it to buying from a different builder or even in light of existing homes.  Remember the new home sales guy is there to sale a particular home in a particular neighborhood.  A Realtor is concerned with getting you the best home anywhere.

Second, you may start out wanting a new home, but when you look at the cost of all the upgrades you will want, there may be an existing home that more closely meets your needs.  The Realtor can make you aware of this.

Third, using a Realtor should not change the price of a house.  It is true that the home builder will pay the Realtor a commission based upon the sales price of the house.  But most homebuilders pay for this out of a marketing budget and not out of the budget for that house.  Therefore, if you didn’t use a Realtor, you would not have saved anything.

Fourth, a Realtor can help you understand the resale value of the house better.  Realtors are active in the community selling new homes and existing homes and have a good feel for current market trends.  While no one can predict the future state of the real estate market, it is possible to tell you which homes are more likely to retain their value.

Fifth, developing a relationship with a Realtor at the beginning of buying a house can begin a professional relationship that will help you years down the road.  When you need a good contractor reference, your Relator would be a good place to start.  When you want some advice on taxable property value assessment, your Realtor can provide you with the latest sales data in the neighborhood that could be used to get a lower assessed value.  If you have a friend or family member that wants some help buying a house, then you already have your Realtor on speed dial to help them out.
